Aether House is a community of future-oriented, like-minded builders — varying from 8 to 14 residents sharing an expansive beachfront villa. Small enough that everyone knows everyone, like a university dorm at the beach.
Days are relaxing and fun, but focused and productive: fiber internet, workspaces, and uninterrupted hours for the hard problems. Evenings are for poolside dinners, late-night whiteboarding, and the kind of peers who actually raise your ceiling. Applications are reviewed on a rolling monthly basis; minimum stay is 1 month; people typically stay for 1-6 months.
Where
Aether House is a single exclusive luxury villa on the beach in Jomtien, the quieter, more refined stretch of coastline south of central Pattaya. One private, expensive, beautifully-appointed property — with a pool, panoramic sea views, and direct sand access out the back.
It’s 2 hours south of Bangkok by motorway — so the rest of the world is in easy reach if you need it, but far enough away that you can relax and lock in to your work.

For Builders
Aether House is ruthlessly selective. We expect to review well over a thousand applications for every cohort and to accept fewer than one in a hundred — a room engineered to concentrate the most interesting builders in the world under a single roof.
Selection is by portfolio and referral, not résumé. No age limit. No credentials required. What does matter: what you have already built, the originality of what you intend to build next, and the confidence that you can provoke good ideas in people around you.
Areas of focus: Crypto, DeFi, Gen AI, and AI agentic tools. Builders from adjacent fields are welcome to apply — but serious builders only.

Is there an age limit or formal qualifications?
None. Aether House is open to all ages with no fixed credentials. We select on demonstrated ability, trajectory, and the energy you bring to the house.
What about a visa and working legally in Thailand?
Everything you do at Aether House — remote work, building a company, shipping code — must stay in full compliance with applicable Thai law at all times. You are responsible for knowing your obligations and acting responsibly.
Aether House does not provide visa services or immigration advice, and we do not support visas on your behalf. For eligibility, documents, and submission support — including Thailand’s Destination Thailand Visa (DTV) — we recommend our partner Issa Compass. The DTV is often issued for up to six months in typical cases; final duration and conditions are decided solely by Thai immigration (not Aether House, not Issa).
Once you are accepted, we provide an official invitation letter to include with your own application. Arranging and maintaining lawful status remains your responsibility.
How long can I stay?
As long as you’re shipping and adding energy to the house. Most residents stay for multi-month stretches; some extend across multiple cohorts.
What do residents actually pay?
What the house covers: your private bedroom at the villa, breakfast every morning, and all official house events.
What you cover yourself: lunches and dinners, personal incidentals (toiletries, laundry, phone/data, etc.), local transportation around Pattaya (taxis, scooter rental, Bolt/Grab), any travel outside of Pattaya, and anything else not explicitly listed above.
Aether House pays residents a 2,000 USDT transport stipend: this is money paid to you on arrival at the villa, wired to the crypto wallet address you provide on acceptance. It is not an application fee, program fee, deposit, or amount you owe us. Payment is crypto-only — we do not pay the stipend in fiat or by bank transfer.
If you can’t front your flight, tell us at the time you accept your offer and we will book the ticket directly on your behalf (economy, reasonable routing) in lieu of the stipend — so nobody misses Aether House over airfare.
What’s the deal with equity?
In exchange for a fully-sponsored residency, Aether House takes a 10% equity stake in projects and companies you build or ship while in residence. One number, clearly documented — no hidden terms.
